Cost of listing with us is determined by you and your Realtor.
Our base Seller Listing Commission for residential property is 3 percent of the selling price of a home. We almost always recommend
that the seller offer an additional 3 percent to the buyer's agent.
Listing Agent Commissions are negotiable. Offering a commission higher that 3% is occasionally used to
encourage buyer agents to show hard-to-sell properties or one
that needs to be sold quickly. Listing commissions on residential properties may be higher than 3% if
special showing requirements make high demands on the listing agent's time. More typically, however,
the listing commission is 3% or lower. For example, if you use us as your Listing Agent and your Buyer Agent
when you buy another home, most agents are more flexible with the listing commission when you also sign a
Buyer Agency Agreement.
Several marketing factors affect the commission we require such as the price range of your home,
your home's availability for showings, the uniqueness of your property, referral fees and our mutually agreed upon advertising plans.
We compete for your business in many ways. Having a flexible commission schedule is just one of them.
Sometimes seemingly simple things like accurate listing information, good pictures, good directions and timely responses to buyer agents and
potential buyers make all the difference in the world.
Our commission on commercial properties, lots and land is
always individually negotiated.
